Is it time to look at roofs differently?

Why the future of roof renovation is not just about waterproofing, but about the full life cycle of a roof.

A question that has been on my mind for a while

While developing Recoat Roof, I kept coming up against the same question: why do we judge a roof renovation mainly on waterproofing, service life and coating thickness, when a roof has far more influence on the performance and value of a building?

Of course a roof has to be watertight first and foremost. There is no debate about that. But when an existing roof construction is still technically sound, I find it too simple to look only at replacement or applying yet another thick layer of material.

The question I would rather ask is: what value can this roof continue to add over the next twenty or thirty years?

The role of the roof is changing

A roof protects against rain, wind and UV radiation. That remains the basis. At the same time, buildings are becoming more energy-efficient, maintenance costs are rising, and circularity and material use are receiving more attention.

In practice I see that a roof is therefore no longer just a closing layer. It can also contribute to lower energy consumption, a more comfortable indoor climate, better conditions for solar panels and a longer service life of the existing roof construction.

That does not automatically make a roof sustainable. It does mean that during renovation we need to look more broadly than just the question of whether it will be watertight again once the work is finished.

From necessary expense to conscious investment

Many roofs only come up for discussion when leaks appear. The debate then quickly follows: full replacement or renovation? In my view the conversation often starts too late and with the wrong question.

Before choosing a product or system, it should first be clear what function the roof needs to fulfil in the coming years. Is the existing construction still usable? Can its service life be extended? Is local repair possible? And what does the chosen solution mean for a future renovation?

When an existing roof can be retained, it does not just deliver financial benefit. It can also lead to less material use, less demolition waste, a lower CO₂ footprint and a lower Total Cost of Ownership.

For me, that is the difference between a roof as an expense and a roof as an investment.

Not every renovation system is the same

On paper, many roof renovation systems look alike. They are applied to an existing roof and make the surface watertight again. The real differences usually only appear later.

For example when damage needs to be repaired locally, when the roof becomes contaminated, when a further renovation layer is required, or when the substrate is severely weathered or mineralised.

It is precisely at those moments that it becomes clear whether only a finishing layer was applied, or whether a complete system was thought through from the start.

What developing in practice really teaches you

After several years of developing while also applying products ourselves in the field, you learn far more than you can from laboratory results alone. What performs well in the lab or in a climate chamber may still behave differently on a roof. Temperature swings, moisture, contamination, old repairs and differences in bitumen all influence the eventual result.

That is why the combination of laboratory research and field experience is so important. We apply every new development not only under controlled conditions, but also together with partners on existing roofs. In doing so, we collect data not only about the product itself, but especially about the interaction between the product and the substrate.

That field data has strongly shaped the way we develop. A coating can have excellent properties on its own, but the behaviour of the substrate largely determines whether a complete system remains reliable in the long term. That is why, when it comes to roof renovation, I look not only at the finishing layer, but at least as critically at what happens underneath.

The questions I consider more important

When a roof renovation is discussed, the usual questions are how long the system lasts, what it costs and how many millimetres of material will be applied. Those are understandable questions, but they do not tell the whole story.

Alongside them I would always want to know:

  • How reliably does the system adhere to an older, weathered substrate?
  • Can local damage be repaired without rebuilding large sections?
  • Does the surface remain easy to clean and maintain?
  • Can the system be renovated again later without full removal?
  • What are the consequences of the material choice for future circularity?
  • Was the system developed as a temporary fix or as part of a longer life cycle?

The answers to these questions ultimately determine much more than the performance on the day of handover.

Is thicker always better?

In the market, quality is still often linked to layer thickness. More material quickly feels like more certainty. My experience is that this is not self-evident.

A thick layer can perform well, but layer thickness in itself says little about adhesion, maintainability, local repair options or behaviour during a future renovation. In my view, durability arises above all when every layer has a clear function and all components are matched to one another.

That is why I believe more in smartly built systems than in the idea that more material automatically results in a better roof.

Why we at Recoat think in systems

At Recoat, we do not develop from a single stand-alone coating. We look at the whole build-up: inspection, cleaning, substrate preparation, impregnation, bonding layers, functional protection, maintenance and a subsequent renovation phase.

This way of thinking is not complicated. It only asks that, during development, you already consider what needs to be able to happen to the roof in ten, twenty or thirty years.

Among other things, that means a system has to adhere well, remain locally repairable, be easy to recoat, and align as much as possible with future environmental and circularity requirements. That is why the Recoat Roof system, for instance, was deliberately developed PFAS-free.

A choice for today and tomorrow

Every roof renovation is an investment lasting many years. Yet the focus is still often on price per square metre and the warranty period. As a result, a significant part of the true value stays out of view.

A future-proof solution should not only work today. The system also needs to be cleanable, repairable and renovatable again years down the line. That, in my view, is exactly where the difference between a temporary fix and a durable roof system emerges.

In closing

The future of roof renovation, in my conviction, does not lie in applying more bitumen, ever-thicker coating layers or simply using more material.

The future lies in systems that preserve the existing construction, can be maintained in a targeted way, and continue to add value throughout their entire life cycle.

That is also the thinking behind Recoat Roof. Not a single product that temporarily covers a roof, but a complete system in which every layer has its own function and in which maintenance, repair and future renovation are considered from the start.

Ultimately, for me the most important question is therefore not: “How long does a roof last?”

But: “What value will this roof continue to add to the building throughout its entire life cycle?”

“A traditional roof keeps the rain out. A future-proof roof system also protects the investment in the building.”
